Lewis Wadsworth offers a Letting Only service for a fixed percentage fee of the rent for the fixed term period. We find a tenant in the same way as the Full Management service, but after collecting the bond and first months rent, we then hand everything over to the owner to undertake the change over of utilities, remaining rent collection, the property management, dealing with tenants complaints, sorting out necessary repair work, tenants damages, property visits, tenancy renewals or extensions, the check out, etc. The Letting Only service includes: All advertising expenses in the local Property Guide, internet listingon, www.lewiswadsworth.co.ukwww.rightmove.co.ukwww.zoopla.co.uk and www.globix.co.uk full colour display cards, and mailing list.

FREE PROPERTY APPRAISAL & VALUATION
We offer a free consultation to appraise the property for letting and advise on the likely rent. At the same time we can advise you on the necessary procedures of the letting market.

FREE MARKETING
There is no charge for placing a property with our letting agency. It would be advertised in the local Property Guide, entered on our office register and property list, displayed on our website and details are also sent via our mailing list to large employers in the area.

ACCOMPANIED VIEWINGS
This again is included free of charge, irrespective of the frequency.

TENANTS VETTED
Once a tenant is found, we will take up a status enquiry reference as well as employer and previous landlord (if applicable), via an independent reference agency. We also interview the tenants to assess their suitability.

INVENTORY
An inventory and schedule of condition are an important part of property management. We charge from £100.00 plus VAT to prepare the inventory and schedule of condition. If you prefer to prepare your own inventory we can type up the report without charge.

TENANCY AGREEMENT
We prepare the appropriate type of tenancy agreement. The cost of the agreement is passed onto the tenant, being a further saving to the landlord. Lewis Wadsworth collect the first months rent plus the deposit before the tenants move in.
