We offer a free consultation to appraise the property for letting and advise on the likely rent. At the same time we can advise you on the necessary procedures of the letting market.
There is no charge for placing a property with our letting agency. It would be advertised in the local Property Guide, entered on our office register and property list, displayed on our website and details are also sent via our mailing list to large employers in the area.

This again is included free of charge, irrespective of the frequency.
Once a tenant is found, we will take up a status enquiry reference as well as employer and previous landlord (if applicable), via an independent reference agency. We also interview the tenants to assess their suitability.
An inventory and schedule of condition are an important part of property management. Owners often prefer to prepare their own inventory and we can type up the report without charge. We charge from £100.00 plus to prepare the inventory and schedule of condition, charge dependant on the size and content of the property.
Lewis Wadsworth will take all the hassle of the change over of occupant, liasing with all parties to ensure the property is ready for occupation. We will inform the council tax office, gas, electricity and water companies on your behalf. We ensure that keys are available, the inventory is prepared, and that bond and rent money is available, so that everything comes together for the tenants to move in.
We prepare the appropriate type of tenancy agreement. The cost of the agreement is passed onto the tenant, being a further saving to the landlord.
We collect the first month’s rent and deposit from the tenants by bankers draft, cash or credit/debit card. This means that there can be no problems once the tenant is in occupation with a legal tenancy agreement, as any alternative type of payment, such as a cheque, may not be honoured. The deposit is held in a clients account on behalf of the tenant during the tenancy.
We relieve the Landlord from all the hassle in collecting rent. We have the appropriate systems in place so that we start chasing the rent immediately after the due date. This is a time consuming process, as even the best tenant can be a few days late with the rent
We deal with all the tenants’ complaints and requests, advising them when necessary if the Landlord has no legal obligation to meet such demands. We also advise the Landlord of legal requirements when any necessary action needs to be taken.
We deal with tenants’ request for repair works, which can necessitate a further inspection of the property to establish whether their requests are the clients’ responsibility. If so, upon receiving instruction to do so, we can arrange for the necessary quotations and repair work to be undertaken.
We negotiate on your behalf with the tenant if, on occasions, the tenant is required to remedy any defect.
We carry out property visits to ensure that the house and garden are in a tidy condition. The bond plays an important part in property management.
We constantly monitor the situation to establish whether appropriate notices are necessary to meet the wishes of both the Landlord and tenant to extend or terminate tenancies, trying to prevent void periods as much as possible.
We inspect the property to establish whether the property is in a satisfactory condition for re-letting and to determine whether the bond can be released to the tenant. The advantage of a good inventory and schedule of condition becomes obvious at this stage. If the property requires repair due to misuse or neglect, or is not tidy, we will arrange for the appropriate work to be done and, if necessary, the cost will be deducted from the bond.
We will again inform the council tax authority, gas, electricity and water companies of the change over. We ensure that the owner can take possession or get ready for the next tenant to move in, repeating the whole process.
